Why timber frame should be essential to your housebuilding project
There’s nothing worse than a housebuilding project that runs over the allotted time, right?
 
And as the demand for housing in the UK continues to rise, many projects find themselves in this predicament.
In fact, 345,000 new homes are needed each year to meet this demand. In 2018, the government launched the new housing agency — Homes England. It pledges to deliver 300,000 homes a year by the mid-2020s.  
 
This leaves housebuilders wondering what’s the quickest way to build homes that are cost-effective, sustainable, and up to government regulations.

Timber is one of the oldest materials used for building homes. But housebuilders everywhere still use it every day. Around 25% of all new homes in the UK have timber frames, and this number grows annually.

Build homes faster


Timber frames are a great way to shorten the time to market. 
 
They can be constructed in just nine weeks. That’s 50% faster than masonry building systems, which take around 18-weeks.
 
Since timber frames are built in a factory, this material is a dry construction process. Timber frames can be prefabricated indoors and then transported to the site. There, they can be assembled and made watertight within days. 
 
This means that there are less rain delays, ensuring you can keep to your building schedule.

Construct more sustainably


As well as quantity, you also need to meet environmental targets. The government has promised to reduce carbon emissions in agreements such as the Kyoto Protocol. Currently, 15% of the UK’s total emissions come from homes. 
 
Unlike alternative building materials, such as brick or steel, timber’s carbon cost is comparatively low. Timber is the lowest embodied C02 material used for building, is organic and also naturally renewable. So, you can build high-quality houses that also reduce your carbon footprint. 
 
Each cubic metre of timber holds just under a tonne of carbon dioxide, captured from the atmosphere. Once captured, timber acts as a carbon sink, preventing any carbon dioxide from being released into the atmosphere. Hence why incorporating timber frame into housebuilds is viewed as a key method in reducing our carbon emissions.   

Improve site safety


In the last year, there were 39 fatal injuries in the construction industry.
 
Health and safety are essential in any industry, yet the injury rate in construction is four times higher than average. So, there need to be extra safety precautions in place for builders.
