Looking to embrace Modern Methods of Construction (MMC), Troy sought an experienced timber frame partner that could provide both technical expertise and practical support throughout the process.
Pinewood Structures was appointed by Troy Homes to design, supply and erect the timber frame superstructure for eight executive homes at Turnpike Lane, Ickleford, Hertfordshire. The development comprises a mix of detached and semi-detached family homes finished to a high specification.
Working closely with Troy Homes from the outset, Pinewood delivered a complete timber frame solution that supported the efficient delivery of this exclusive residential scheme and helped the team understand the benefits of timber frame construction.

The Turnpike Lane development required the construction of eight new homes arranged around a private access road.
The key requirements included:
- Eight detached and semi-detached homes
- Full timber frame package provided
- A complete design, manufacture and erection service

- Bespoke detailing including bay windows, feature elevations and varied roof forms
- Efficient delivery to support the overall construction programme
Pinewood Structures provided a complete timber frame package including design, manufacture and installation. Working alongside Troy Homes during the design process, Pinewood developed an efficient structural solution that accommodated the architectural requirements of the scheme while maintaining programme certainty and buildability.
The specification included:
- External Walls: 140mm open panel timber frame with factory-fitted 120mm PIR insulation
- Floors: 254mm metal web floor joists
- Roof: Prefabricated pitched roof trusses
- Party Walls: Robust Detail E-WT-2 construction
- Structural design and engineering undertaken by Pinewood’s in-house design team
The offsite manufactured timber frame system enabled a rapid and efficient erection programme while ensuring consistent quality throughout the development.
